What is the process to list my home?
- Contact us through the By Owner website to place your order.
- Our Client Care Specialist will send you the needed paperwork via email.
- Once we received the completed paperwork and at least one picture, your listing will be posted within 48-72 hours on JustJerseyByOwner.com and syndicated to our partner sites. Orders are processed Monday thru Friday.
Will my house have a lockbox?
Unless your home is listed on the MLS an electronic lockbox will not be installed. You may however get your own combination lockbox at a local hardware store to allow easy access by Realtors®. Providing easy access to Realtors® when you are away allows much more exposure for your home to prospective buyers. Without a lockbox you may miss out on potential buyers if a convenient appointment can’t be set.
Can I edit my own listing?
Yes, you can edit your listing whenever necessary. You will receive a seller ID number to view statistics and upload pictures and make seller comments such as an open house being scheduled.
Do I pay a commission if my home sells?
If you have offered to cooperate with buyer agents and an agent brings a ready, willing and able buyer with a satisfactory contract that you accept, a commission will be due. You, the seller, solely determine the commission. We strongly suggest that you always offer a buyer’s agent between 2.5%-3.5% to sell your home as a FSBO so you are competitive against homes marketed on the MLS that have two agents working to close your home. However, real estate commissions in the state of New Jersey are always negotiable and not fixed by law and you may offer whatever you feel comfortable paying.
If I find my own buyer, do I have to pay a commission?
No. If you find a buyer on your own with no agent being the procuring source, you will not owe any commission.
Is Just Jersey By Owner a licensed real estate broker?

Can I cancel my listing?
Yes, you can cancel your listing at any time for any reason or for no reason.
Who will review my contract once I accept an offer?

Can I list my house on JustJerseyByOwner.com if my home is listed with another broker?
If you retain the right to sell your home on your own without paying a commission then yes you may list your home on our website. If you are listed with a traditional brokerage and they have the exclusive right to sell your home than you are not a For Sale By Owner and you may not be listed on our website.
Will my home be listed on Realtor®.com?
No, Realtor.com is owned and operated by the National Association of Realtors®. The only way to be included on the website is to list your home with a Realtor® on the MLS and s/he needs to submit it to Realtor.com. All listings on the MLS must include compensation for buyer agents.
Is being on the MLS important for selling my home?
Yes, Just Jersey By Owner has the highest level of service and syndication ability for FSBO properties without being listed on the MLS, however, the majority of homes throughout New Jersey are sold through the MLS because it is the only property database used by Realtors® to search for and sell homes for sale. Working with a Realtor® is free for buyers so Realtors® control 85% of buyers in the market.
Does Just Jersey offer a Flat Fee MLS listing option?
No. The market already offers a wide variety of flat fee MLS options for FSBOs at competitive prices and we fully cooperate with those agencies. If you’d like your property listed on the MLS and retain your right to sell your own home, Just Jersey can provide a Realtor® Assist program with traditional full service in a limited service area at affordable rates.
